What's new at Rent Logger

We ship updates every week to make Rent Logger better for landlords, staff, and tenants. Here's what's new.

New features

New & improved

  • Import managed short-term let agent statements from PDF. Upload a remittance, review AI-extracted income lines, deductions, VAT, and totals side by side with the document, then confirm to create a statement ready for Xero. Import history and retry are available from the agent statements area.
  • Managed short-term let tenancies and letting agents are now first-class in Rent Logger. Create MSTL agreements linked to a managing agent, configure statement frequency and payout basis, and record yearly income forecasts instead of fixed monthly rent.
  • Xero organisation setup now includes trading policies and account mapping per portfolio: residential, commercial, and short-term lets, letting agents, and booking platforms. Map rent and holiday-let income lines to your chart of accounts or create missing accounts in one click.
  • Post approved agent statements to Xero in one flow: accommodation and other income as invoices, agent deductions as bills, clearing payments, and Receive Money bank transactions. A posting preview shows each document, UK VAT treatment, tax rates, and paid status before you confirm.
  • Three new portfolio reports: Property EPC register (ratings, expiry, and MEES context), Property licences register, and Rent increases (starting vs current rent, uplift history, and whether a residential increase or commercial rent review is due).
  • Property inventory has been redesigned: furniture, appliances, and fixed items share a clearer layout with transfers between properties and storage facilities, inspection timelines, PAT testing entry, and quicker add/edit flows.
  • Tenancy onboarding can now record holding deposit transfer details when a deposit moves between applications or tenancies, keeping prescribed information accurate.
  • Large inventory PDF exports are compressed automatically so check-in and check-out documents upload and download faster without losing readability.

  • Agent statement Xero posting now uses the correct liability and clearing accounts when settling payments, so posted bills and bank transactions match the statement totals.
  • Tenant ID photos from iPhones now upload reliably during applications and data integrity checks, including HEIC images converted in the browser before upload.
  • Contractors opening maintenance tasks or diary links from email no longer hit a forbidden error when the session had expired; they are sent back through portal login correctly.
  • Tenant portal onboarding for applicants without a live tenancy now shows the landlord logo and start dates correctly, and deposit detail updates save as expected.

  • Automated tenant booking lets contractors and property managers arrange maintenance visits without phone tag. Contractors publish open hours in the contractor portal diary. From an assigned job, a contractor or manager sends a booking invite: hourly slots or broad windows (e.g. morning), visit length, invite duration, optional notes, and preferred dates highlighted for tenants. Bookable dates can be capped at the task target completion date. Tenants respond in the tenant portal Job Bookings area. A confirmed booking sets the scheduled work date and reserves the diary slot. Tenants may request key handover or management on site—staff approve or decline before access is confirmed—or ask for more dates; contractors can reopen the invite after updating availability. Reminder emails go to tenants while invites stay open. Managers and staff see invite status, bookings, and pending access on the maintenance record, with timeline events and calendar entries. Contractors can send invites from the dashboard, task page, or diary, and track jobs awaiting booking.

  • The tenant portal My Tenancies view now shows lease references where available, and rent overview calculations better reflect final rent and shared payment details.
  • Contractors signing in to the portal now land on a redesigned dashboard with a clearer schedule view, to-do list for open jobs, and quicker access to maintenance tasks and certificates.
  • The overdue security deposits panel on the dashboard now uses the same compact layout and spacing as overdue invoices, so both alerts look consistent.
  • Historical tenancies on the Tenancies page are now sorted by tenancy end date, with the most recently ended shown first.
  • Feature request cards now use colour themes by status making them clear to the status.
  • When a tenancy has an end date, managers and staff now get an Offboarding tab on the tenancy details page. Record when the last tenant vacated, final electric, gas, and water meter readings with suppliers, confirm supplier and council tax notifications, and view or edit each tenant forwarding address and key return without leaving the tenancy.
