Add a loan or mortgage
Add the loan from the loans list. Upload loan documents is the recommended path: the scanner reads the offer and statements and prepares a draft. You review every figure before the draft is created. Nothing is posted to Xero at this stage.
1. Choose how to add it
The loans list asks how you want to add the loan.
In the app
- Finance
- Loans & Mortgages
- Add loan or mortgage
- Upload loan documents is marked recommended.
- Enter manually opens the four-step form if you already have the figures.
2. Upload documents
Upload the mortgage offer and the completion statement, plus any related PDFs or images. A yearly statement helps when the loan is already running. The scanner proposes the lender, balances, rate, and payments.

- Add loan or mortgage
- Upload loan documents
- Review the AI draft and correct anything that does not match the documents.
- Creating the draft does not activate the loan and does not post to Xero.
- Finish the liability account and allocation on the loan’s Xero tab before you activate. See Activate and build the schedule.
3. Enter it yourself
Enter manually walks through Loan, Payments, Tracking, and Security. Tracking is the starting position. Security records the property charge. The Xero liability account is finished on the loan after the draft is saved.

- Enter manually
- Loan holds the portfolio, lender, product, agreement start, and the date the loan must be repaid.
- Payments holds the repayment type, how often the lender collects, and the amount collected.
- A statement can be attached later under Security & documents.
4. A loan that is already running
On Tracking, choose Already running. Enter Capital owed, Balance date, and Next payment due from a statement. Tracking starts on the balance date. Earlier payments stay outside day-to-day tracking, so you do not rebuild the loan from the original drawdown.
- New advance is for money being drawn now. Use Amount borrowed, Date borrowed, and First payment due.
- You can also scan a later statement from Payments → Advanced comparison and history → Review historical setup. Confirming the closing balance is what updates the starting position. See How loans and mortgages work.
