Add a property
Add a property after the portfolio exists. Choose whether it is let as one home, or as an HMO with a tenancy for each room. Blocks are covered in Manage blocks.
1. Choose how it is let
Add Property opens a choice, not the form itself.
In the app
- Properties
- View Properties
- Add Property
- Whole property to let is a house, flat, or similar on a single tenancy.
- HMO with individual rooms to let is for rooms with their own tenancies. You enter the shared building once, then add every room.
2. Whole property to let
Choose the portfolio, then the details tenants and staff will recognise.
In the app
- Add Property
- Whole property to let
- Required: Landlord portfolio, short title, address, property type, bedrooms, and bathrooms.
- Optional: amenities, a property image, and a building block under Block assignment.
- If the property needs a rental licence, answer Yes. How to add the licence is in HMO and rental licences.
3. HMO with individual rooms
Pick an existing HMO or create one, then complete the shared building and the rooms in one save.
In the app
- Add Property
- HMO with individual rooms to let
- Shared details include the portfolio, HMO name, address, building type, bathrooms, and an optional building photo. Bedrooms is the number of rooms you add.
- Each room needs an identifier. Ensuite, exclusive garden, extra notes, and a room photo are optional. You can add up to 20 rooms. Each room counts as one property on your plan.
- Add or remove rooms later from any room with Edit Room/Property.
4. A whole HMO on one tenancy
If the whole house or flat is let to one household on a single agreement, use Whole property to let and choose House or Flat. Do not use the room-by-room HMO flow for that case.
