EPC
The EPC tab links the Energy Performance Certificate from the GOV.UK register. You do not upload a file on this tab. Tenants can see the linked record; that is covered in Tenant portal.
1. Where to set it
Open the property and use the EPC tab. Gas and electrical certificates stay on Certificates, not here.
In the app
- Properties
- Open the property
- EPC
- On an HMO, rooms share the primary room’s EPC. Set it once on the primary room.
2. Search and link a certificate
Search the register by postcode, then select the matching certificate.
In the app
- EPC
- Search for EPC Certificate
- Choose Domestic (Residential) or Non-Domestic (Commercial), then Search EPC Records. Select the right address and confirm.
- Issue date comes from lodgement on the register. Expiry is ten years after that date. The tab shows the rating, floor area, certificate number, and a link to view the official record on GOV.UK.
3. Exemption and refresh
If the property does not need an EPC, use Does Not Require EPC. You can remove that exemption later if a certificate is needed.
- Refresh EPC pulls an update from the register when the official record has changed. The feed can lag by around two months.
- Change EPC runs the search again. Remove unlinks the certificate from this property.
